  • + Where is Light Farms?

    Take the Dallas North Tollway north to Hwy 380 (where the tollway currently ends)

    Continue north along the service road for 4 miles (Pass W. Prosper Trail and Frontier Pkwy)

    Turn right onto Light Farms Way (at the Light Farms water tower)

    Follow Light Farms Way for .8 miles until you see the amenity center on your right

  • + How big is Light Farms?

    Light Farms is 1,070 acres and could include up to 3,208 homes and 14 acres of retail space.

  • + When did construction begin on Light Farms?

    Construction of the community began in the summer of 2012. The first residents moved into the community in the Fall of 2013.

  • + What makes Light Farms different from other residential developments near Celina?

  • + Is Light Farms actually a town?

    Light Farms is in the city of Celina, Texas. Though not classified as a town, the community features many of the characteristics of a great American small town in its design and ideals, complete with its own Main Street, “Light Farms Way”, and the “know-your-neighbors-by-name” feel that is associated with times past. Light Farms is governed by a homeowners association, the Light Farms HOA, responsible for facilitating community meetings and overseeing additional community organizations, as well as, through HOA dues, providing residents access to all amenities, front yard maintenance, alarm monitoring, common area maintenance and coordinating community events.

  • + Is Light Farms an "exclusive" residential development?

    Light Farms offers a wide range of single-family housing options from the area’s top builders. The community is designed to accommodate a diverse group of residents who are looking for many different product types at various price points. We welcome all!

  • + Will the freeway be able to handle the traffic generated by the residents of Light Farms?

    There will continue to be easy access to and from the homes in Light Farms and neighboring cities, including Frisco. The main road into the community will eventually be an exit off the future Dallas North Tollway, called Light Farms Way, making this development even more accessible.

  • + Are there plans for any retail components in Light Farms? Or in the surrounding area?

    Light Farms will have retail in the surrounding area as the community grows. Specific locations and areas have not been determined yet.

  • + What is a MUD?

    Amenities

  • + What amenities will be offered at Light Farms?

    Light Farms features a wide range of world-class amenities such as four resort-style pools, state-of-the-art fitness center, pro-style tennis & pickleball courts, basketball courts, bocce ball courts, sand volleyball court, a community bike-sharing program for residents to enjoy 3+ miles of hike & bike trails, with 18+ upon completion, 132 acres of manicured green space and a central community lawn for frequent events like movie nights and concert series. Newly launched CSA program offer residents, and the public alike, fresh, locally-grown organic produce shares and other natural products delivered right to the community every Saturday from 9am-12pm. Other amenities are coming soon… stay tuned!

  • + What are my HOA dues per month?

    $130/month (50’ lot); $137/month (60’ lot & 70’ lot); $144/month (80’ lots).

  • + Are there fish in these ponds?

    Yes, currently there are bluegill and catfish and we plan to put bass and other fish in once viable. Yes, you may fish in these lakes, however it is catch and release.

  • + Will there be life guards on duty?

    Yes, from Memorial Day to Labor Day.

  • + Can we reserve the tennis courts?

    Tennis courts are open on a first come, first serve basis.

  • + Will there be any concession stands in the pool area?

    Yes, there is a snack stand in the lifeguard guard room/restroom facility area (it is stocked with pre-packaged snacks, treats and beverages for purchase.)

  • + When do the pools open? Are they open all year?

    Pool season is early May to mid-October, based on the weather.

  • + What are the hours of the gym?

    Open from 4am – 10pm

  • + Is the Sales & Information Center available to rent out for private parties?

    Not at this time. Currently this building is used solely as our Welcome Center and HOA on-site offices.

    Utilities

  • + What types of telecommunication capabilities are available at Light Farms?

    Light Farms currently offers AT&T and DirecTV cable service, and AT&T for phone and internet services. Alarm monitoring is provided by Premier and is included in monthly HOA dues.

  • + Which police and fire department have jurisdiction?

    Celina Police and Fire Department

  • + Who supplies the water to Light Farms?

  • + Who is responsible for trash and recycling services?

  • + How will water drainage be maintained?

    CC Municipal Utility District #1 will maintain water drainage.

  • + Is there going to be night time security on patrol?

    The City of Celina provides police protection, the same as within their City limits.

    Schools & Education

  • + What is Light Farms' commitment to education?

    Believing education is the cornerstone of any great community and dedicated to providing ease and access to a quality education for their residents, Light Farms is home to a new on-site elementary school within the Prosper Independent School District, Light Farms Elementary. Developer Republic Property Group donated 11 acres and $2M to ensure that its students have the best access to quality education as they possibly could. The new school opened its doors in August 2015 and is the latest addition to the growing community and the first elementary school built in Prosper ISD since 2012.

  • + Will new schools be built?

    In addition to Light Farms Elementary, yes, there are future plans for additional schools within the community.

  • + When will the on-site Prosper ISD elementary school be completed?

    Light Farms Elementary is open! Its doors opened for classes in August 2015 for the 2015-2016 school year, and includes PreK-4 students.

  • + What school district is Light Farms in?

    Light Farms students attend schools within the Prosper Independent School District. Prosper ISD is an award winning, highly acclaimed district recently ranked 14th best school district in the State of Texas.

    The Homes

  • + What are the homes at Light Farms like?

    Home designs include Tudor style, traditional Craftsman and other authentic architectural styles as well as open green spaces that echo our community design, lifestyle and neighborly atmosphere.

  • + When will the model homes be completed?

    The first model homes were completed in the Spring of 2013.

  • + What are the prices of the homes at Light Farms?

    Light Farms was designed to be a welcoming community for all types of people. With this in mind, Light Farms offers single-family homes, ranging from the upper $200s to the $700s+.
