General Information

Where is Light Farms?

1234 Homestead Court, Celina, TX 75009.

Take the Dallas North Tollway north to Hwy 380 (where the tollway currently ends).

Continue north along the service road for 4 miles (Pass W. Prosper Trail and Frontier Pkwy).

Turn right onto Light Farms Way.

Follow Light Farms Way for .8 miles until you see the Information Center on your right.

How big is Light Farms?

Light Farms is 1,070 acres and could include up to 3,208 homes and 14 acres of retail space.

When did Light Farms open?

Construction of the community began in the summer of 2012. The first residents moved into the community in the Fall of 2013.

What makes Light Farms different from other residential developments near Celina?

Is Light Farms actually a town?

Light Farms is in the city of Celina, Texas. Though not classified as a town, the community features many of the characteristics of a great American small town by way of its design and ideals. Light Farms is complete with its own Main Street, “Light Farms Way”, and the “know-your-neighbors-by-name” feel that is associated with times past. Light Farms is governed by a homeowners association, the Light Farms HOA, responsible for facilitating community meetings and overseeing additional community organizations. Additionally, through providing residents access to all amenities, front yard maintenance, common area maintenance and coordinating 200+ yearly community events.

Is Light Farms an ``exclusive`` residential development?

Light Farms offers a wide range of single-family housing options from the area’s top builders. The community is designed to accommodate a diverse group of residents who are looking for many different product types at various price points. We welcome all!

Will the freeway expand?

There will continue to be easy access to and from the homes in Light Farms and neighboring cities, including Frisco. The main road into the community will eventually be an exit off the future Dallas North Tollway, called Light Farms Way, making this development even more accessible.

Will retail be a component of Light Farms? Or in the surrounding area?

Light Farms will have retail in the surrounding area as the community grows. Specific locations and areas have not been determined yet.

What is a MUD?

A Municipal Utility District (MUD) is one of several types of special districts that function as independent, limited governments. A MUD provides vital infrastructure to the community such as water, sewer, drainage, roadwork, landscaping and related services. A MUD is local, it serves your community and is readily available to residents of Light Farms. Because all decisions are made locally, a MUD is able to respond to our community’s unique needs, build on its strengths, and reflect and advance our community’s values. With electric, water, sewer and fire crews located within our community, residents benefit from a quick and effective local response to emergency situations and outages. MUDs support economic development by boosting local economy and the creation of new jobs. MUDs also offer advantages that attract new businesses to the area.

Amenities

What amenities does Light Farms offer?

Light Farms features a wide range of world-class amenities! Five resort-style pools, an onsite market and cafe, neighborhood pocket parks, a state-of-the-art fitness center, pro-style tennis & pickleball courts, basketball courts, bocce ball courts, and sand volleyball courts. In addition Light Farms offers a community bike-sharing program for residents to enjoy our 13+ miles of hike & bike trails. The Barn Yard is our central community lawn that is home to our 200+ yearly resident only events, like movie nights and concert series. Nestled within our 240 acres of manicured green space, find the 90 acre Constellation Park complete with dog parks, a dog launch, and 11 acre sanded beach lake and our onsite campgrounds. What are my HOA dues per month?

Are the lakes and ponds stocked with fish?

Yes, you may fish in these lakes, however it is catch and release. For more information about our ponds and lake, click here.

Are lifeguards on duty at the pools?

Yes, from Memorial Day to Labor Day.

Do tennis courts need to be reserved?

Tennis courts are open on a first come, first serve basis.

When are the pools open?

Pool season is early May to mid-October, based on the weather. For more information about our pools, click here.

When is the fitness center open?

The Fitness Center is open from 4am – 11pm.

Is the sales & information center available to rent out for private parties?

Not at this time. Currently this building is used solely as our Welcome Center and HOA on-site offices.

Utilities

What telecommunication services are available?

Light Farms currently offers Suddenlink, AT&T and DirecTV cable service, and AT&T for phone and internet services. All homes are prewired for alarm monitoring.

Which police and fire department have jurisdiction?

City of Celina. An onsite Fire Station is currently being built on Light Farms Way and is set to open in October of 2019.

Who is responsible for trash and recycling services?

Schools & Educaiton

What school district is Light Farms in?

The majority of Light Farms students attend the Prosper Independent School District. Prosper ISD is an award winning, highly acclaimed district recently ranked 14th best school district in the State of Texas. A portion of our Sweetwater neighborhood phase II is zoned for Collin County A-rated Celina ISD.

How many schools are onsite for Light Farms residents?

Light Farms proudly offers 3 onsite schools – Light Farms Elementary, Boyer Elementary (K -5) and Light Farms Montessori (6 weeks – 6 years old).

What is Light Farms' commitment to education?

We believe education is the cornerstone of any great community. We are dedicated to providing ease and access to a quality education for residents. Light Farms is home to 2 new on-site elementary schools within the Prosper Independent School District – Light Farms and Boyer Elementary. Developer Republic Property Group donated 11 acres and $2M to ensure that Light Farms students have the best access to quality education. Light Farms Elementary has been an institutional success since 2015. We are thrilled to welcome a second PISD Elementary School onsite.
